It is important that at the time you receive a draft contract, you seek legal advice at this point in time so that you can negotiate the terms of the contract.If the contract is already signedbefore you provide it to you solicitor, it is often difficult to then negotiate the terms of the contract.If you provide us with the draft contract before you sign it, we can explain the contract terms to you in an easy to understand way to ensure you enter into a deal you are comfortable with and there are no nasty surprises that could have been easily avoided.

In particular, if you are buying a property we will assist you on all aspects of the conveyancing process including:

  • Explaining to you the contract and its terms and conditions
  • Explaining what risks you need to be aware of and how to protect yourself
  • Explaining what a ‘cooling off’ period is and your rights to use it
  • Advise you of the various timeframes that you have to meet under the contract
  • Ensure you obtain the necessary property reports within the required time such as building and pest reports
  • Explain to you about the steps you need to take when applying for finance
  • Explain what property searches are available and the benefits of each and conducting these on your behalf
